A remediation project at scaffold level — breather membrane, mineral wool insulation and brick coursing being built up around a window opening.
What Client-Side Project Management Actually Means
"Client-side" means we work for you — the building owner, RTM company, RMC or managing agent — rather than for a contractor or a design firm with their own commercial interest in the job. Our role is to represent your interests throughout the project: appointing and managing the design team, running the procurement process, administering the contract once a contractor is appointed, and controlling cost and programme on your behalf.
It's a different relationship from simply hiring a contractor directly, or instructing a fire engineer for a single report. Client-side project management sits above all of the individual appointments, making sure they add up to one coherent project rather than a collection of separate instructions you're trying to manage yourself.
Why a Single Point of Accountability Matters
Most building owners and boards who end up running a remediation project themselves aren't short on commitment — they're short on the specific experience of coordinating a multi-specialist construction project, which is a different skill from managing a building day-to-day. Without a single party holding the whole picture, it's easy for gaps to open up between specialists: a design assumption the contractor wasn't told about, a funding deadline nobody was tracking against the design programme, a cost increase nobody flagged until it had already happened.
Client-side project management exists to close those gaps — one team tracking the whole project, so decisions in one area are made with the rest of the project in view, and so you have a single point of contact who can answer "where are we, and what happens next?" at any point.

Who This Service Is For
This service is typically most valuable for freeholders, resident management companies, RTM companies and asset or portfolio managers who need a remediation project delivered properly but don't have in-house construction project management capability. If you're specifically an RTM company working out where to start, or a managing agent looking to bring in a delivery partner for a client's building, those pages cover the audience-specific detail — this page focuses on the project management service itself, which sits at the centre of what we do for all of them.
How We Structure a Project
Mobilisation & assessment
Reviewing existing information, appointing a FRAEW specialist where needed, and establishing a clear baseline for the building.
Scope & funding
Developing a costed scope of works from the assessment findings, and pursuing any available funding route in parallel.
Design & procurement
Appointing the design team, developing the design, and running contractor procurement and tendering.
Regulatory approval
Preparing and submitting any required Building Safety Regulator or local authority building control applications.
Construction delivery
Managing the contractor on site, controlling cost and programme, and keeping residents informed throughout.
Completion & handover
Managing sign-off, certification and any EWS1 documentation, and handing over a complete project record.
We coordinate — we don't carry out assessments ourselves
Wrightwood is not the fire engineer, architect or contractor. We appoint and manage suitably qualified, independent specialists at each stage, and hold the project together as a single, coordinated service on your behalf.
